Foundation cost will depend on type of foundation designed by the structural engineer – Strip or deep strip foundation; piled foundation; raft foundation are some of the options that will have been considered.
3Underpinning
Underpinning is a solid foundation laid below ground level to support or strengthen a building. Costs will depend on type and extent of underpinning designed by the structural engineer.
5Ground Floor
Ground floor costs will depend on type and extent of Ground floor designed by the structural engineer or architect; types of ground floor may be precast concrete beam and block; ground bearing insitu concrete; timber joist and board ground floors.
4Basement
Costs will depend on type and extent of basement designed by the structural engineer. Basements can be disproportioately expensive depending on the purpose for which they are being used and often need specialist contractors to deal with the problems that can arise.
6Steelwork
Steelwork costs will depend on type and extent of structural steelwork designed by the structural engineer.
7Demolitions / Alterations
Costs will depend on type and extent of demolition and alterations designed by the structural engineer and architect.
8Drainage
Costs will depend on type and extent of underground drainage work designed by the structural engineer.
9Brickwork and Blockwork
The brickwork costs will vary dependant on the quality of facing materials chosen. Type of bricks will vary from for example scotch commons to high quality hand made bricks.
Types of render will vary from basic painted sand and cement render through to high quality Sto type render. It is important to note that there may be signifcant planning issues which may affect the ability to choose the type of material.
10Roof
The roof costs will vary dependant on the type and quality of roofing materials chosen. Type of tiles/slates will vary from for example concrete interlocking marley modern type tiles to high quality welsh or cornish slate.
Types of flat roof covering will vary from basic 3 layer felt through to high quality zinc or lead finishes. It is important to note that there may be signifcant planning issues which may affect the ability to choose the type of material.
11Windows and External Doors
The costs will vary dependant on the type and quality of external joinery materials chosen. Type of windows and external doors will vary from for example inexpensive white upvc through to purpose made hardwood sliding sash windows. It is important to note that there may be signifcant planning issues which may affect the ability to choose the type of material.
12Joinery
The joinery costs will vary dependant on the type and quality of internal joinery materials chosen. Type of internal doors and moulding and staircases will vary from for example inexpensive mdf/plywood through to purpose made hardwood doors and staircases.

Plaster finishes to walls and ceilings will be largely standard costs. Costs will vary if for example cornicing, plaster mouldings or polished plaster finishes are introduced to the design.
14Wall Tiling
The costs will vary dependant on the type and quality of tiling materials chosen. Type of tiling will vary from for example contract standard ceramic tiles through to large format porcelian tiles or book matched marble finishes.
Bookmatching is the practice of matching two (or more) stone or marble surfaces, so that two adjoining surfaces mirror each other, giving the impression of an opened book. This bookmatching effect is achieved when a block of veined marble is cut into slabs (similar to a loaf of bread being cut into slices).

18Plumbing
The plumbing costs are comprised of the labour plant and material costs associated with installation of hot and cold water systems, soil vent and waste pipes; installation of sanitaryware kitchens and utility room sinks and taps.
19Heating
Heating sytem costs will vary according to the level of specification chosen. Underfloor heating may be an option under consideration to avoid installing radiators or alternatively a traditional radiator system. Cost of radiators may vary from basic pressed steel contract standard rads through to bespoke designer column radiators and towel rails. Heat source may vary from contract standard gas boiler, through electric boilers to Air source or Ground source heat pumps. Water storage may be a basic hot water cylinder gravity fed through to a pressurised Megaflo system.
20External Works
Costs for external works will vary according to the level of specification chosen. Costs will vary from basic precast concrete paving or gravel drives through to expensive resin bound type finishes or external quality porcelain paving.
