What occurred

Demolition of the existing property and construction of a new dwelling with basement. Optioneering exercise with 3 different specifications:

• CLT frame with brick slip façade, 4.5kWh photovoltaic installation, air source heat pump, 0.15W/(m2K) walls

• CLT frame with hardwood timber façade, Cemfree concrete in substructure, 4.5kWh photovoltaic installation, air source heat pump, 0.15W/(m2K) walls

• Brick and block masonry construction, 4.5kWh photovoltaic installation, gas heating system, part L specification fabric.

What was interesting

On a project of this size, it was great to see how much carbon could be saved during the building’s construction and lifecycle. Not only was the carbon output reduced but the running and maintenance costs will be significantly less than a traditional build.

How did we benefit the client?

After assessing all the designs using Whole Life Carbon Assessment, Life Cycle Assessment and Life Cycle Costing, we were able to conclude that the lowest life cycle cost and impact design was the second, due to the application of timber construction and façade, and the use of Cemfree low carbon concrete in the substructure. This helped inform the design decisions of the team and served as case study for future designs.
